Tenneco Realty Corporation commissioned L-DS to undertake development planning services for a 43-acre mixed-use development in the dynamic Galleria Post Oak area of Houston. L-DS prepared building and land-use programs, a master site plan, physical design, development guidelines and an implementation strategy for a major multi-use complex.
An essential component for implementing the mixed-use project was the Development Control Manual, a two-tiered system of mandatory and discretionary guidelines for developing each of the project’s nine parcels. The manual was used by Tenneco to ensure the highest quality environment throughout the development as detailed in the Master Plan. This included the preparation of design guidelines for landscape, hardscape, street furniture, lighting and fountains for the project’s nine-acre open space system. The master plan provided nine sites with a commonly held 5-acre green area graced by native live oak and pine trees. Carefully considered provisions, for the flow of traffic, to each tract take full advantage of Post Oak Park’s high level of access to the whole of the metropolitan Houston.
