The three-level building that housed the Houston Eye Surgery Center was originally built for the McGovern Allergy Clinic. At the time of construction, the nature of the allergy business did not require a surgery center. Advances in medical technology, an increase in patient load and stricter regulations by insurance companies have made it the norm for eye procedures to be performed on an out-patient basis requiring only a few hours of pre-op and post-op time.
Services provided by the L-DS team included programming, analysis of existing conditions and complete documentation including architectural, structural and MEP systems. The team worked with a licensing consultant who provided medical facility requirements for the State of Texas to assure state license. The build-out for the first floor included 6,600 square feet consisting of demolition and renovation of the ground floor. The new Ophthalmology suite was designed to accommodate four operating rooms, five Post-Op beds and four preparatory beds along with all associated support areas required by code.
