In order to solve a variety of environmentally complex issues and to ensure a cohesive project in a prime location, the Luna Road Valley View Partnership retained L-DS to perform comprehensive planning services for the Crescent mixed-use development, a 103-acre land along the Lyndon B. Johnson Corridor. The site overlooks the Elm Fork of the Trinity River near the Dallas-Ft. Worth Airport.
A coherent development plan was supported by flood control measures that provided landscape treatments and recreational amenities at low cost. In addition to providing site planning services, L-DS was responsible for the urban design studies of the convention facilities and office complex.
Mary Kay Cosmetics offered $5 per SF for 20 acres, based on a review of the plans and development documents. The carrying cost of the land was well under $.50 per SF.
